The development firm behind an Executive Directive 1 affordable housing project near Expo/Bundy Station in Sawtelle is ready to start work.
In early February, the Los Angeles Department of Building and Safety issued a construction permit to HVN Development for the company's proposed project at 2245 S. Amherst Avenue. The new development, which replaces a single-family home on a corner lot, calls for the construction of a new four-story building featuring 38 one-bedroom apartments, all of which would be set aside for low- and moderate-income households.
As a fully affordable development, the project was made eligible for density bonus incentives permitting greater floor area than allowed by zoning rules, as well as reductions to required setbacks and the elimination of required on-site open space.
Stockton Architects, which works with HVN Development on most of its projects, is designing 2245 Amherst.
Completion is anticipated in early 2026, according to the HVN website. The project is set to be followed by several other ED1 developments on neighboring parcels to the north.
The project will also take shape directly west across Amherst Avenue from two city block where Carmel Partners has plans for a a trio of new buildings which would feature a combined total of 621 apartments.
HVN Development is developing numerous ED1 developments across the City of Los Angeles.
