An empty lot located just north of the Los Angeles River channel in Reseda is slated for redevelopment with affordable housing, per a new application to the Los Angeles Department of City Planning.
AMG & Associates the developer attached to the project at 6650 Reseda Boulevard, is seeking city approvals for the construction of a new six-story development including 274 studio and one-bedroom dwellings as well as parking for 90 vehicles.
In exchange for reserving the apartments for rent as low- and moderate-income housing, the project is eligible for development incentives permitting a larger structure than would otherwise be allowed by zoning rules.
AO is designing the contemporary multifamily residential development, which would include a courtyard amenity space at the podium level and habitable spaces fronting the ground level along Reseda Boulevard.
The project site sits across Reseda Boulevard from the Watermark apartments, a mixed-use project featuring more than 250 homes and commercial space which was completed in 2021. The 6650 Reseda site was once slated for a similar, predominantly market-rate development which would have also features apartments over retail space.
